Should You Service a New Aircon? Guide for New BTO and Condo Owners in Singapore

If you just moved into a new BTO or condo, you might assume your aircon doesn’t need servicing for a while. But even a brand-new system needs basic maintenance to stay efficient and avoid early problems.


Here’s what every new homeowner in Singapore should know about new aircon servicing.

Why Service a New Aircon?

Most new aircons are in good condition. But they still gather dust, especially during renovation or construction. Also, factory-installed systems may not be optimally tested under long-term use.


What servicing does:

  • Removes dust from filters and coils

  • Checks gas pressure and system condition

  • Detects installation issues early (e.g. loose piping or drainage problems)


When Should You Start Servicing?

Even if it’s new, you should schedule the first servicing within 6 months of moving in. For daily users, this can be as early as 3–4 months.


Recommended schedule:

  • Light use (2–3 hrs/day): Every 6 months

  • Regular use (5–8 hrs/day): Every 4 months

  • Heavy use (10+ hrs/day): Every 3 months

Common Mistake: Waiting Too Long

Some BTO or condo owners wait until the aircon leaks, smells, or stops cooling. By then, the damage is done. Servicing is preventive, not reactive.


Early signs to watch:

  • Dusty air filter

  • Mild rattling sound

  • Weak airflow

  • Water droplets near the unit


What Type of Servicing Do You Need?

For new aircons, basic servicing is usually enough. It includes:

  • Cleaning filters

  • Checking drainage

  • Inspecting fan coils

  • Verifying gas level


Chemical servicing is not needed unless something is already wrong.


Do You Need to Top Up Gas?

No. A new aircon should not need gas top-up. If gas is low within the first year, it could mean improper installation or a leak.
